384 (+ or -) acres located just outside of Pattison, Mississippi on Forest Grove Road in Claiborne County.

CAMP. The camp is a 2-year-old, 1200 square feet, 3-bedroom / 2 bath mobile home. The mobile home is fully furnished and has a brand-new washer and dryer. The mobile home sits upon a concrete slab with a fire pit, a skinning shed, and room for more than 10 vehicles (estimated at about 10,000 square feet although this would need to be confirmed). There’s room on the concrete slab for RVs with (2) water and (2) sewage hook ups already installed. The camp is on city water.

PROPERTY. The property has been well managed during the current owner’s time. The property is approximately 384 acres with a combination of hard woods, mature and ~7 year plantation pine, and the minority balance in natural regen cutover. The property is surrounded by either good neighbors or property that isn’t hunted.

Prior to this summer, protein feeders were deployed during the summers and food plots in the fall/winter months. The property has 12 established food plots, only about half of which were hunted over the last four years. Four of the box blinds have wooden staircases built to make it easier and safer for less mobile or younger hunters. Outside of the green fields there are numerous options for ladder/bow stands, some of which have established shooting lanes. Within each box blind is a combination of office and Millennium chairs.

ROADS/TRAILS. Throughout the property, the road system is in great shape. Most of the roads throughout are wide enough and in shape to safely get a truck through, but everything is accessible with a side x side.

WATER FEATURES. There are 2 ponds and 1 creek on the property that provide access to water for the wildlife. All of the fields are currently bush hogged with plans to disc and plant (7) the first weekend of October.

WILDLIFE. Deer and turkeys are plentiful.
